Laura James is investing in a purpose-built distribution centre to support its next phase of growth, improve operational efficiency and create a platform for future expansion. 

When Laura James opens the doors to its new distribution centre in Rugby, it will mark far more than a change of address. The move is the latest milestone in a five-year transformation that has seen the furniture retailer return to profitability, more than triple turnover and build the operational platform for its next stage of growth. 

Harper James’ Commercial Property team advised Laura James on the transaction, helping the business secure the new site and progress the agreements needed for a multi-million-pound warehouse fit-out. 

The story behind the move

Founded in 2014 selling dressing tables through Amazon, Laura James has evolved into a multi-channel home, interiors, and garden furniture brand. Under the leadership of CEO Matthew Talbot, the business has delivered strong double-digit growth for three consecutive years, increasing turnover from around £15 million to almost £50 million. 

Today, Laura James supplies customers across the UK through its online retail business while expanding into hospitality and the build-to-rent sector, with its furniture featured everywhere from Wimbledon to the Formula One British Grand Prix. Keeping pace with that growth meant investing in the infrastructure needed to support the next stage of the business's ambitions. 

Outgrowing the existing operation

When Matthew joined Laura James in 2021, one of his first priorities was reviewing the company's warehouse operations. 

Despite moving into a larger distribution centre shortly afterwards, the business quickly outgrew the space. Stock was split across multiple locations, requiring products to be moved between warehouses before reaching customers, adding unnecessary cost and complexity. 

The answer was a purpose-built distribution centre at Prologis' DIRFT Central (DCA) development in Rugby, placing the business at the heart of the UK's logistics 'Golden Triangle'.

The move will allow Laura James to: 

  • consolidate operations into a single purpose-built facility 
  • improve operational efficiency 
  • speed up customer deliveries 
  • support future expansion towards £100 million turnover 
  • create capacity for new business ventures and services. 

Matthew explains:

We outgrew our previous warehouse much faster than expected. This new facility is the next step in a plan we've been working towards for five years. It gives us the capacity to grow from £50 million to £100 million and delivers the operational efficiency we need to support that growth.

Inside the new distribution centre

The new site has been designed around Laura James' operational needs, bringing stock together under one roof and creating the capacity to support the next stage of the company's growth. 

Alongside significantly increased warehouse space, the facility includes dedicated van loading areas, a mezzanine floor that will become the company's first product development space, a showroom and outlet store, and improved logistics infrastructure to help process customer orders more efficiently. In addition, a new state-of-the-art photography studio is being built, which will add creative flexibility and efficiency to Laura James. 

The location also supports Laura James' sustainability ambitions. Positioned close to a major rail freight hub, containers can be transported by rail rather than road, reducing emissions while improving operational efficiency. The company is also investing in additional solar generation and battery storage to further reduce the site's environmental impact. 

The additional capacity will also support the launch of new group businesses, including Vulcan Logistics, which will offer third-party logistics services, and Offshore Advantage, the group's business process outsourcing business.

Supporting a significant commercial property project

Securing the new site involved far more than agreeing the headline lease terms. Alongside a 12-year lease, the project included negotiating landlord fit-out contributions and supporting agreements for a multi-million-pound warehouse fit-out. 

Harper James' Commercial Property team, led by Senior Solicitor Samantha Paxton and supported by Senior Construction Solicitor Howard Cornes and Senior Solicitor Alex Curtis, worked closely with Laura James throughout the transaction. 

The project also required flexibility when weather-related construction delays pushed back the completion timetable. Working alongside the business, the team helped keep the project moving while guiding Laura James through each stage of the negotiations. 

Matthew says:

The warehouse project was one part of a wider relationship between Laura James and Harper James.
