Rachel Jones

Rachel is a senior commercial property solicitor, with over 20 years of property experience.

As a former Head of Real Estate at Freeths, Rachel joins us with a wide experience in dealing with all property matters including:

• real estate finance
• sales, purchases, and auction sales
• landlord & tenant including new leases, lease renewals together with surrenders and assignments
• the acquisition or disposal of freehold and leasehold units.

She also handles a wide variety of development work her broad knowledge enables her to deal with all property aspects from site acquisitions, including off-site easement, section agreements relating to planning, highway and drainage adoption through to the onward sale and leasing of the property. Her particular expertise lies in refinancing. 

Since qualifying in March 2004, Rachel has successfully managed all types of transaction and consistently delivers results in this area, advising a variety of clients, namely companies, banking/lending institutions and private individuals, whilst also calling on the firm’s expertise in a range of other legal areas where required. Her typical clients range from leisure and retail occupiers, public and private property companies, institutional investors, bars, restaurants and clubs including transfers of a going concern. 

Examples of her experience includes: 

• particular expertise in refinancing of property portfolios of high value and for high-profile clients. In respect of such, working as an appointed panel lawyer for a number of large institutional lenders on charging exercises and winner of an award at Lloyds Bank Business Awards for South East London Panel Lawyer of the Year 2017 
• Rachel works closely with her clients in relation to complex transactions to give strategic advice, and finding solutions to complicated scenarios. For e.g. acting in connection with site acquisition and real estate/development finance for a corporate developer, and handling/dealing with site issues such as rights of light and squatters. 
• Tender requests in connection with large-scale developments e.g. a site with a GDV of circa 52 million and 100 + sales. 
• Acting for a recognised leading construction company (based in the North of England, Central and Southern Scotland) with a group turnover of circa £242million in connection with a site acquisition, with a side-to-side sale to a Registered Provider and onward joint venture in connection with the development of the scheme
