Commercial Lease Agreement Review

A quick and easy way to assess whether your commercial property lease is acceptable

Property will likely be one of the biggest expenses for your business. Whether you’re taking out a new lease, or have been presented with updated terms for renewal, it’s important you make an informed decision before committing.

Our fixed-fee lease agreement review service provides you with a written report assessing the terms of the lease along with a clear recommendations as to points to negotiate with your Landlord before you sign in its current format.

Lease Review and Report

An ‘MOT’ for your commercial property lease agreement

Much like you wouldn’t want to buy a car that’s not safe and couldn’t pass an MOT, you shouldn’t commit to a lease agreement that exposes your business to a high-risk position.

Our lease review acts like an MOT for your lease agreement. In a similar way to the fail, advisory or pass results of an MOT, we provide a written report using a RAG (red, amber, green) rating based upon our experience of ‘standard’ letting provisions which are acceptable to a tenant and not unduly onerous.

Our goal is to help you benefit from a positive leaseholder relationship so at the end of the report we provide a clear recommendation whether you should or should not proceed with the lease in its current format.

Don’t expose your business to a high-risk position, enjoy peace of mind with a lease review:

Proactive way to avoid expensive disputes

If you’ve been presented with a lease and asked to sign, our review will give you the reassurance what you’ve been given is acceptable.

Understand your commitments

Your report will clearly highlight any provisions that we deem unclear, unacceptable or otherwise require attention.

Bargaining power to renegotiate terms

If we flag any issues, you can use our report as a tool to help renegotiate terms with your landlord.

Fixed price service

Is this suitable for you?

Our lease MOT review service has been designed for businesses, or individuals who have been given a lease to sign. If you are negotiating terms (heads of terms) or if there are other matters that need to be discussed please contact us so we can advise on the best route forward.

A lease MOT is also ideal for tenants who want a view of the agreed obligations after a lease has been completed.

Landlords, especially those with large portfolios or who are looking to exit, may find the lease MOT a useful audit tool to assess whether the leases they use are acceptable.

It is suitable for leases of all commercial property types, and we aim to provide the written lease report within one week of receiving the draft lease.

Testimonials

What our clients say

I really value Sam’s pragmatic approach to getting things done but also the lack of ‘dryness’ when getting information across to help me make decisions. I’m completely happy with the service and have already recommended Harper James to others!
Abby Edwards Team Lead, RLP Resourcing
Extremely helpful, very communicative and got the job done promptly. We were under time pressure, and on a tight budget - HJ dealt with both perfectly.
Andrew Slater MD, Kin Partners Ltd
Working with Harper James feel less transactional and more ongoing. For example, having Simon Smith, who understands our business and is able to quickly provide a second opinion on litigation, and does that drawing on a wide base of experience is super important.
Linz Darlington Founder, Homehold
Outstanding so far. Please keep it like this!
Dimitri Konstantindi Director, Homely Appartments
Reliable but straightforward legal advice and support. Delivered at a very cost effective price point.
Matthew Dreaper Director, Keit Spectrometers
10/10, very happy with the service and the relationship … comments from Sam are presented in a way that is easy to understand – rather than being blinded by legal jargon! Very approachable, pragmatic and efficient, especially as we had to do substantial chasing on the recent legal engagement
Karen Page Office Manager, DenseAir
Matt and Paul understand the brief, and they understand our business. Their attention to detail and joined-up approach is excellent. They’re able to understand exactly what we need and the vision of the group going forward. Growing at this rate presents some risk, so having a legal team that appreciates this and supports us with the legal advice we need to take on every challenge in our mission to scale is key.
Alex Newey Chairman, Greosn
The new format of the Summary Report that is provided with a property lease is commendable - this is the type of document that non-legal people can read and quickly understand the important points about the property.
Matthew Dreaper CFO, Oxford Space Systems
Kara has really become a part of our team. She has been meticulous in following up with the other side and is extremely proactive in reviewing our lease agreements. I liked that we were always working with Kara on every occasion, she understands our business goals and that was very important to us when seeking legal advice.
Florence Roosendaal Head of Expansion and Projects, The Park Playground
