Much like you wouldn’t want to buy a car that’s not safe and couldn’t pass an MOT, you shouldn’t commit to a lease agreement that exposes your business to a high-risk position.
Our lease review acts like an MOT for your lease agreement. In a similar way to the fail, advisory or pass results of an MOT, we provide a written report using a RAG (red, amber, green) rating based upon our experience of ‘standard’ letting provisions which are acceptable to a tenant and not unduly onerous.

Our lease MOT review service has been designed for businesses, or individuals who have been given a lease to sign. If you are negotiating terms (heads of terms) or if there are other matters that need to be discussed please contact us so we can advise on the best route forward.
A lease MOT is also ideal for tenants who want a view of the agreed obligations after a lease has been completed.
Landlords, especially those with large portfolios or who are looking to exit, may find the lease MOT a useful audit tool to assess whether the leases they use are acceptable.
It is suitable for leases of all commercial property types, and we aim to provide the written lease report within one week of receiving the draft lease.
